Low-VOC Paint Claims Need a Data Sheet, Not a Sniff Test

The woman pressing her nose against a freshly painted wall in a Sandton showhouse performs the oldest test in the book, but it tells her almost nothing. A paint can smell like almost nothing and still off-gas formaldehyde for six weeks. It can smell aggressively of ammonia, which wrings your eyes but does not count as a VOC at all. The sniff test is not a measurement; it is a guess dressed up as due diligence. In a market where no statute caps VOC levels in architectural paint, manufacturers count on guesses.

South Africa has no general statutory limit on volatile organic compounds in interior paint. The SABS quality standards address adhesion, hiding power, and washability, but not the grams per litre of chemicals that evaporate at room temperature and lodge in your lungs. Instead, a patchwork of manufacturer claims, green-building specifications, and consumer hope exists. The Green Star SA rating system administered by the Green Building Council South Africa has driven genuine reformulation among suppliers targeting commercial certification. However, walk into any Builders Warehouse on a Saturday and the “eco” shelf is still a free-for-all of undefined promises. Your only reliable defence is the Technical Data Sheet, and most buyers never ask for it.

The Chemistry Your Nose Cannot See

Volatile organic compounds are carbon-based chemicals that vaporise at ordinary room temperatures. In conventional paints they function primarily as solvents, carrying pigment and binder across the surface before evaporating into the air you breathe. Toluene, xylene, benzene, formaldehyde are not exotic industrial hazards restricted to factory floors. They are standard ingredients in solvent-based alkyd formulations, and they remain present in reduced quantities in many water-based acrylics marketed as cleaner alternatives.

The health trajectory runs from immediate to chronic. Acute exposure produces headaches, dizziness, and throat and eye irritation—symptoms people blame on “paint smell” and try to fix by opening a window. Longer-term exposure to compounds like formaldehyde and benzene is linked to liver and kidney damage, central nervous system impairment, and specific cancers. Outdoors, VOCs react with nitrogen oxides in sunlight to form ground-level ozone. Indoors, they accumulate in poorly ventilated spaces and contribute to the cluster of symptoms labelled sick building syndrome.

The duration of exposure is critical. The strongest odours dissipate fastest, but off-gassing continues at reduced levels for days, weeks, or in some formulations, years. A wall that smells neutral after forty-eight hours may still be shedding measurable compounds on day forty. Your nose adapts, desensitises, and stops registering, but the VOCs do not stop.

Why Low-Smell and Low-VOC Are Different Products Entirely

“Low-VOC” is a quantifiable chemical measurement, typically expressed in grams per litre. “Low-smell” is a sensory experience. The overlap between the two categories is partial and occasionally nonexistent.

Some VOCs are effectively odourless. Formaldehyde at low concentrations produces little discernible smell while remaining biologically active. A paint can test high for VOC content and present as mild to the nose. Conversely, ammonia, sometimes used in water-based paints to adjust pH, produces a sharp, penetrating odour that drives people from the room, but ammonia is not classified as a volatile organic compound. A paint can smell aggressive and test clean.

Manufacturers understand this confusion and exploit it. Masking agents absorb or overwhelm residual odour without reducing chemical content. Alternative solvents with lower olfactory impact replace traditional aromatics while maintaining similar vapour pressure and emission profiles. The formulation achieves the marketing goal of a room that smells acceptable immediately after application, without achieving the health goal of reduced long-term chemical exposure. The consumer who selected “low-odour” as shorthand for “safe” has been sold a perceptual modification, not a chemical one.

Reading the Data Sheet Like a Foreman

The Technical Data Sheet, sometimes labelled TDS or MSDS/SDS, is where marketing ends and chemistry begins. For any serious project, whether a Parkhurst renovation or a Green Star-targeted commercial fit-out, request this document before purchase and examine it for specific metrics.

Locate the section headed “VOC Content” or “Volatile Organic Compounds.” The figure should state a number in grams per litre, ideally with a testing standard referenced such as ASTM D6886 or EPA Method 24. The absence of a testing method does not automatically discredit the claim, but its presence adds traceability.

Check whether the stated figure applies to the base paint or the product “as tinted.” Colourants are not inert. Deep bases and intense pigments frequently contain additional solvents that can add five to ten grams per litre or more to the final applied product. A base marketed at 25 g/L that jumps to 38 g/L after tinting is a different specification than the one on the front of the can.

Plascon and Dulux both publish TDS documents online for their full ranges, including low-VOC designated products such as Plascon Professional Low VOC and Dulux Professional Acrylo Matt. Prominent Paints and Promac maintain similar documentation. The builder or homeowner who does not download these before specifying is choosing blind.

How Installation Variables Govern Ventilation and Curing

Paint application is not the endpoint. Drying, the evaporation of water or solvents sufficient for the surface to feel touch-dry, occurs within hours. Curing, the full chemical hardening that establishes durability and completes off-gassing, extends across days to several weeks depending on formulation, temperature, and humidity. Many acrylics require seven to thirty days to reach full cure.

Ventilation during application reduces immediate exposure concentrations and accelerates initial solvent release, but it does not compress the total curing timeline. It prevents accumulation. A room painted with moderate-VOC product and aggressively ventilated for seventy-two hours may present lower measured airborne chemicals on day three than an ostensibly low-VOC room sealed tight for the same period.

Cross-ventilation through open windows and doors, supplemented by extractor fans or mechanical ventilation where available, should continue through the full curing window. High temperatures accelerate VOC release; high humidity slows drying and can extend the active off-gassing period. In KZN’s coastal humidity or Cape winter damp, cure times extend. The Highveld’s dry cold permits faster initial drying but can produce brittle film if applied too thin in low temperatures.

The contractor who specifies low-VOC paint then seals the building for security over a weekend has negated the benefit. The homeowner who sleeps in a freshly painted bedroom with the door closed because “it’s low-VOC so it should be fine” has misunderstood the product category.

Why the Historical Stigma Around Low-VOC Durability No Longer Holds

Early low-VOC formulations, particularly those from the early 2000s, earned a reputation for poor scrub resistance, weak adhesion, and coverage that required additional coats. The stigma persists in some builder circles despite being technically obsolete.

Contemporary premium low-VOC paints from established manufacturers now employ advanced acrylic polymer binders that meet or exceed conventional paint performance. Plascon Professional Low VOC and Dulux Professional Diamond Sheen both target commercial environments where washability and scuff resistance are non-negotiable. The scrub cycle ratings and film integrity specifications in their data sheets should be compared directly against conventional alternatives for the same application.

Some ultra-low or zero-VOC formulations may still present slightly different viscosity or flow characteristics, requiring adjustment in brush loading or roller pressure. This is a technique issue, not a product failure. The foreman who applies them identically to high-solvent alkyd and complains about lap marks has not read the application specifications.

Cost per litre runs marginally higher for premium low-VOC ranges, but the differential narrows when coverage rates and durability are factored. A paint that requires one fewer coat or maintains finish for an additional three years before recoating has already repaid the premium.

What to Specify on the Order

For homeowners, builders, and designers selecting paint for South African projects, the checklist is straightforward and rarely followed.

Demand the Technical Data Sheet for the specific product and colourway, not the generic range brochure. Verify that the VOC content figure applies as tinted. Confirm the testing standard if stated. Cross-reference against Green Star SA requirements if the project targets certification.

Specify ventilation protocol in the contract: minimum seventy-two hours active cross-ventilation post-application, extended to full cure in humid or cold conditions. Do not accept occupancy before the specified cure period regardless of odour absence.

For high-traffic residential or commercial interiors, request scrub cycle data and compare against conventional alternatives. Name the specific product range, not the manufacturer. “Dulux low-VOC” is not a specification. “Dulux Professional Acrylo Matt, tinted to specified colour, TDS VOC content verified” is.

The nose knows nothing. The data sheet knows everything. In a market without statutory limits, the difference between those two sentences is the difference between specifying well and specifying blind.
